House Presentation Checklist
Interior
OBJECTIVE: MAKE YOUR HOUSE LOOK AS SPACIOUS AS POSSIBLE
- Tidy up, hold a garage sale and remove anything that is not essential
- Wash walls and ceilings, paint if necessary
- Clean doors, window frames and skirting boards
- Remove any spider webs and clean ceiling fans
- Clear all surfaces of any clutter
- The kitchen and bathrooms are the most important rooms in the house, they need to be squeaky clean and smelling fresh – they can help make a sale.
- Each day, for any inspections that may occur - Ensure beds are made, dishes washed and put away, toys packed neatly and no clutter.
- If there are obvious faults, fix them so people aren’t encouraged to look for more.
- Not everyone is a pet lover, so keep them outside for any inspections.
- Cooking, pets, dampness and smoking can all give your house a nasty smell. Have carpets and curtains cleaned and windows open before inspections.
- Clean out the cupboards, the less they have in them, the bigger they look.
Exterior
OBJECTIVE: MAKE YOUR HOUSE PLEASANT, AS PERFECT AS POSSIBLE
- Check that your house is attractive from the street or your agent may find it difficult to get buyers in the front door.
- Tidy gardens beds and edges and mulch if necessary. Overgrown gardens give the impression of being too difficult to maintain.
- Clean and repaint fence if necessary
- Maintain lawn and try to keep green if possible
- Clean tiles/outdoor areas of any mould or grime
- Vacum pool and ensure it is always clean and sparkling
- Put away all pool toys and cleaning equipment
- Ensure children’s outdoor toys and equipment are packed away or kept tidy
OBJECTIVE: MAKE YOUR HOUSE AS INVITING AND WARM AS POSSIBLE
Open House - On the day
- Clear all surfaces of any clutter
- Ensure beds are made, dishes washed and put away, toys packed neatly and no clutter.
- Not everyone is a pet lover, so keep them outside for the inspections. Even better, take them for a walk or get them away from the house.
- Turn off the TV and loud music. Light classical music is appropriate
- Add to the feel of the home by placing fresh flowers on the table. A bowl of fruit or jars of cookies in the kitchen. Buying is an emotional decision.
- If it’s a hot day, put on the Air Conditioner, of it’s a cool day put on the heater.
- Replace the towels and bath mat in the bathroom
- Buyers are timid. Try not to be around during inspections, but if you are, try to be as inconspicuous as possible. Let our salesperson handle it all, they have lots of experience and that’s what you are paying them for. Also, never apologise for your home.
